Episode 22/23 – Rocky Roads

Project Rocky

So last week once again I did not post an update. I took a break last weekend. During the week, I had drove around a lot dealing with all the logistics and annoyances that comes with moving a mobile home. It was an exhausting week as I was squeezing in all these necessary movements all the while my day job was getting busier.

Anyway, project Rocky was on it's way then all of the sudden, I had to make a directional change. The mover performed their due diligence and visited the mobile home on Sunday. After a few phone calls and emails later, I learned that mobile homes have certain conditions requirements when you want to move it. Good lessons and important things to know. If I had wholesale this deal like I originally intended, it would provide none of the lessons I'm learning now. Still it's really hard to hear and process all the new information when the mover was being all dramatic on how it might fall apart on the freeway.

Well after slightly freaking out, I made some more phone calls. I called up some parks close to where the mobile is located at and manage to find one that will work with me. By the end of the week I had manage to find a spot and a mover willing to work with me. Whewph… Some good things that came out of this deviations in my plan is that now I'm in contact with another park owner and most likely in the weeks to come some more mobile home repairmen. The park owner is also a GC and have a few contacts in his rolodex. Yay! We'll have to see if this will turn out ok or not.

Project 192

Progress has been slow with 192. The contractor who had visited the home previously had not call me back until this week. He presented an scope of work over the phone. While I do want to accept it, I have gone ahead and made contact with another handyman. The only reason I waited is because really I want to see if the latter handyman will quote me a different price. Also, this second contact came from a mobile home repair store in town which means he's more experience with mobile homes and per John Fedro's material, makes a difference in mobile home rehabs.

This coming week I should be able to get a quote back and work should be getting started no matter which handyman I choose. Time-line wise, the max I've been quoted is only 4-5 days, which is quite awesome. This should mean I can turn around the project and go to the sale side pretty fast. Still I'm working with a lot of theories at this point and is little bit scary. Needless to say, together with project Rocky, project 192 should teach me quite a bit.

Well that's all I really have for this week. Maybe once I'm on the sale side of these transactions I will make accompanying forum post(s) with pictures and analysis breakdowns. Podcast-wise I made it to episode 82. The listening rate has slow down somewhat as I often feel overloaded with real estate stuff. I'm quite positive at this point since really the biggest hurdle for both project is to not over spend on rehabs. Well, until next time live long and prosper. :)
