

Episode 21 – Hiccups
A lot of movement this week as I got slammed sideways since my buyer for project Rocky decided not to follow through last minute. Again, following up with everyone is crucial, something I'm learning more than once already. What I had assumed is that everyone operates at my level with the same professionalism and courtesy, ha ha, that's crazy talk.
The end buyer wanted me to get title for project Rocky which is fair. The person who I bought it from didn't have it under his name, so he had to go get it done. Took a few weeks but he mailed me the title right as soon as he got it. I kept my end buyer in the loop and updated him but he never responded to my communication once. What upsets me is he knew far in advance he wasn't interested, why didn't send me a reply. Guess he was too busy.
Luckily or by design, I did already made contact with multiple park owners. One of which is expanding his operations and is investing in town. This out of state park owner had previously agree to work with me and allow me about 6 months rent free if I can procure, fix and sell the home within his park. And this time around I called to confirm our previous agreements.
As of Friday, I am waiting on the moving process to begin. A local mover walked me through some steps and I did make a few phone calls. We'll see what happens this coming week. Once that's done I can then begin on the rehab process. I might be in over my head but you don't know what you don't know.
So project Rocky totally fit it's name considering it hasn't been exactly smooth. Project 192, previously known as project Asheboro has continue moving forward. Not only did I manage to convince the seller who was trespassing to leave peacefully and quickly but also left the place cleaned. A little money goes a long way otherwise the law would have been involved and I really don't want that headache. I made contact with the park owners and established a decent working relationship.
It worked out for both of us considering the park owners want to improve the resident quality of the park and I just bought the singlewide from the trouble maker at the same time. I reached out to some investors during the week about a handyman they might know located around project 192. Well, it worked out quite well, the handyman stopped by on schedule which I felt was about a 50/50 chance. Turns out this handyman has rehab company and is also an investor himself. Woohoo!!
I will be getting a quote for project 192 this coming week and maybe we can move forward with this thing. If the quote comes back super high I'm planning to use him only for the major stuff such as the bathroom and floor and roof issues. Between my two projects which are located in different areas, I feel I have the ability to test out all the mechanics I was curious about previously. I'm about to learn a lot of things about mobile homes.
What I'm also excited about is testing out all the theories and information John Fredro has shared on this site and his own site. I'll get to learn first hand about mobile home handymen vs regular handymen. And what's more important is that I'm going to try and sell both deals way before I finish rehabbing them.
