

Episode 20 – Adventuring
So it was a short weekend since I spent Saturday helping a friend move. Sadly, that only left me with Sunday to do my business. Even worse I drove an hour and half to find out that the seller I was suppose to meet already had sell the darn mobile home. That's what I get for not calling ahead. Luckily I have begun another project near by.
I proceeded to not waste more time and headed to my first project located about 30 minutes away. Met the park owner and had a lengthy conversation so it was good. What's bad is that the park actually have an application that the seller didn't give to me. And he or someone is still living the darn mobile home. He previously mentioned he will be done moving by Friday and it's already Sunday.
The park is managed by an older sister and her brother. It's a family business so if I do right, it should be pretty smooth and easy. They do have an empty lot so that was good to learn. All in all it wasn't a bad day. It's just after that meeting I drove for another 1.5 hours to meet another seller. This one is another case of a non-investor looking to sell the property for tax value. He believes that tax value indicate discount value. In most case he would be correct.
Good location, nice man, but the doublewide was in terrible shape. I passed the info along to another investor here and we just ran through an analysis on the phone. Base on what the seller was asking, this is pretty much a non-deal. I'm going to have to call him and tell him it's a no for me. Luckily he did mention he has another buyer lined up, so I hope it will work out for him.
As for me, I have a few phone calls to make tomorrow. I still need to get that silly seller out of my new singlewide project aka project 192. Things are moving along nicely and I keep running into bigger and bigger problems. I take it as a good sign since I'm learning newer material. I did made a noob mistake and purchased the property without a notary. Then have to get it notarized later. Silly me didn't noticed that when I did the transaction at Walmart there is a bank already inside that would’ve notarize it for me.
Lots of time driving for me so far. Don't think it's going away anytime soon. Started keeping a log with an app on the phone. Once project Rocky is complete, I'm going to complete my profile and proceed to make appointments with a CPA. It would be my first income amount so I might celebrate and reward myself somehow. Doing this by myself under the radar is exciting and nerve-racking all at the same time.
The investor that have previously helped me with a site visit to a doublewide have continue to help me in other ventures. I gave him a lead to a potential park seller and it might be going well. In return he's saving me some lot so that I can fill it with my singlewides. I'm considering creating another website dedicated to just solely my singlewides procurement for park owners and park managers. So much to do and so little time to do it.
Alright, that's all I have for this week. I made it to podcast 76 and I feel like I need to listen to them all again already. Ughh… Once I reach and keep up the most up to date podcast I'm going to put them on random selection. Anyway, it was a good week.
