How to Make Quick and Effective Repairs!

Make clear who is responsible for repairs

There is a long list of repairs that you as the landlord are responsible for, and the tenant may be responsible some as well. Make sure that your rental agreement clearly states who is responsible. We have an article about the most common repairs landlords can expect to make.

Make timely emergency repairs

Don’t put off any repairs that your tenant requests or anything that leaves the house uninhabitable. Attend to the matter quickly and don’t push the envelope to try and save money if it’s an urgent repair such as an air-conditioning issue. If it’s 95 degrees outside, you need to fix the AC as fast as possible to keep that tenant comfortable.

Non-emergency repairs

As far as non-emergency calls, you don’t want to end up going to a house two or three times a month to change a light bulb. Make sure that the tenant understands what is their responsibility what is yours. Set up a list of charges that you could charge the tenant for for specific repairs that may not be necessary. Set up a reminder for yourself once a quarter during the year to reach out to the tenant to ask if everything is okay. Is there anything that needs to be repaired? Doing this helps the tenant stay happy because he has a fully functional house.

Reporting maintenance issues

Having a clear process for reporting maintenance issues and a system behind that to get the issues resolved quickly is key.

Attend to your tenants repair requests in a timely manner and you will have happy tenants that stay longer.
