Contemplating PM Change

Normal 1466824498 I Cant Decide

Looking at switching property managers. Giving another look to a local PM that I’ve avoided due to letting units sit empty too long between turns. Sounds like they make it up with longer tenancies.

Here’s a comparison for a one bedroom unit in a duplex.

CURRENT PM

Rent $650

Security deposit of $250

POTENTIAL PM

Rent $700

Security deposit of $1000

Seems like a no brainer. References say they do good paperwork, something I am starving for.

The potential PM manages about 50 other properties in my target neighborhood. My data shows two years and lower tenancy except for a few longer ones (and maybe more not in my tracking). One unit was continuously advertised for 4 ½ months. Average is 51 days. And that is what makes me nervous. A steady tenancy of two years does not make up for two months of no rent.
