Concerned, but not enough to get educated

Actual conversation held with new tenant:

Bruce was mowing at one of the duplexes and he noticed the new tenant smoking inside. He pointed out that that is not allowed. 

She came out later and said “Am I in trouble? Will I get kicked out?”

“No, but don’t do that any more.”

“What other rules do I need to know about?”

[We don’t’ even get a copy of the rental agreement, who knows?!?]

“No smoking, no pets, no criminal activity… do you have a copy of your rental agreement from the property manager?”

“Yeah, but I didn’t read it.”

“You should go read it.”

And this is why I spend close to an hour going through the renal agreement at move in, no matter how glazed over their eyes become...
