Foundations - the sky really IS falling

Wait, no, I meant the floor really is falling...

I've been working on an upstairs garage duplex first as it seemed like low-hanging fruit. Kinda cute, huh?

Coat of paint, sign in the yard, make some $$$, move on to larger project. Ha. It should only be so easy. I'm clearly not cut out to be a slumlord.

Coat of paint goes on, looking good but can't tolerate the kitchen counter. The wall-mount faucet has been leaking for a long time and has rotted out the back of the laminate counter base. New plan, replace the counter, faucet, sign in the yard, $$$, move on.

The teeny tiny sink won't accommodate the new faucet. New plan, replace the sink, which required moving the plumbing... sign in the yard, $$$, move on.

You can hear it coming, can't you :-)... the threshold tile was cracked and I made the 'mistake' of pulling up the duct tape that was serving as a transition strip... new threshold tile.

In the meanwhile - it kept raining and I discovered one wall of window sills leaned in not out and it rained into the house and ruined the window wall's paint and texture. There went another week as we dried it out, replaced the sill, re-textured the wall and painted.

Finally - done inside! In the meanwhile, my guys have repaired a section of rotted siding outside and re-trimmed the new staircase. Go outside to paint the new siding and the staircase and realize that the condition of the sill plate is much worse than I initially thought. It's going to have to be replaced sooner rather than later.

Called the foundation guys back, (they're my new best friends) and we're going to jack that puppy up, put a whole new sill plate in and then maybe, finally, put a sign by the road, make some $$$, and move on.

  1. Update... Decided to pour a concrete stem wall on one side. In for a penny, in for a pound.
