Back from Chicago

Back from Chicago and happy to be physically present for the rest of this project.

I have the quotes for insurance, good news there, a total of about $700.00/year less than planned, everything is insurable except the roof on one duplex which we were planning to replace anyway.  Given our hail situation here, I'm thinking of looking into high impact roofing.  That may be a post of its own soon.

Still have not identified a reliable structural engineer who actually returns phone calls.  I find this somewhat unusual, typically the Angie's List folks at least call back but it's a great screening tool when they don't.  One duplex, built in the early 1900's has a suspiciously placed railroad-tie porch section and I really need to have that looked at.

One of my contractors is licensed for the big three, plumbing, electrical and HVAC.  He's going to walk the properties with me next week, in lieu of inspection. We haven't had much luck with inspectors and rarely use them.

Lots to be done but we're moving forward, always a good thing.
