AWOL - busy renting properties!

It's been an exciting and hopefully profitable February.

Signed leases on three, count 'em, THREE of my multi families, which will more than double that project's income in March. As the bonus event, also rented my most challenging single family home in February.

Each of the three multi-units has been renovated on the interior to a 'B' standard, which allows me to sleep nights. Some of the outsides still need a lot of work but first the weather has to turn.

I then moved out my last tenant who believed paying rent was optional and moved my office in to that apartment. We are just too big to run from the dining room table any longer. There are worse problems to have, right?

We are about 75% done on the interior of a large craftsman bungalow, I expect to have that done in March; than a quick turn around on the last apartment and finally finishing the historic duplex. What a crazy ride it's been.

But - even with the accelerated rate of tenant turnover and thus refurbishing, I haven't had to kick in anything out of pocket in this year. Still very very pleased with how it's going and if I ever catch my breath, will provide the final numbers as promised.

  1. Shaun Reilly - thanks! Not exactly on a beach yet but... Roy N. - Forget a beach, I'm going to St. Catharine's in the spring :-) Right now, I'm going to climb into an attic and see if I need to spend some of the money on rafters *sigh*


  2. Deborah B. And here I thought you had simply grown frustrated, closed shop, and went someplace tropical for a break :) With all this new cash-flow, just think of the reno projects you'll be able to do this summer ;-)
