Rents - I know you're wondering

Rents were mostly paid in full and on time so no great stories this month. It's easier when you've pushed out everyone that doesn't pay!

On the other hand, vacancies are really high as we pause to renovate the vacated properties. One small duplex that I knew would be problem to rent has been listed for a month without much activity... I'm going to let the ads run through this month then probably lower the price. My only objection to a lower price is that the quality of the tenant candidate pool will further deteriorate.

Renovations are moving forward on the historic duplex, it will be nice to have that done and rented. These are 3/1 properties and I don't anticipate any real difficulty finding quality tenants for them.

Right after that I'll move on to a large 3/2 that is waiting vacant in the wings.

Deep breath and remind myself that the low low price allows us the time to get it right.

  1. The end is in sight. Deadbeats out is huge! The great buy lets you float a few vacancies to get quality residents in there.

  2. Deborah, you can still get a good tenant for your duplex - drop your asking rent, not your standards!

  3. Yes, yes, breathe! You're going to look back and laugh at all of this.

  4. Great News Deborah, I'd be excited to see pictures of your upgrades to your vacant units.

  5. I figured it would be more smooth sailing after you got rid of the deadbeats!
