Rents by Golly - We got the Rents!

The fifth of September rolled around and it was very very boring. We either had all the rents or the tenants had called. On the sixth, I picked up my 'eviction kit' (sad, isn't it) and trotted off to the post office. Amazingly enough - every single rent was in. One tenant had only paid half but he had a prior agreement to pay half at a time. I was happy to return my eviction kit to the office unused.

One reason it went smoothly is that on the first of the month, Mr. Deadbeat and I agreed that he could just quietly move out and I would keep his security deposit and waive the remainder of his lease. That gives me the opportunity to spruce the place up and rent it to a paying tenant... who will pay their own utilities... win-win! Unfortunately, when he moved, we discovered that the window AC had been leaking down the wall behind his giant TV and a section of drywall collapsed. We'll add that to the update list for this unit.

Even better, we finally finished and promptly rented the upstairs garage apartment we were working on. This means everything that can be occupied is... always a happy place.

The only bummer is that the 1/2 tenant still hasn't paid the other half. I will be calling him today but the kit may have to come out again and serve a pay-or-quit for the second half of September's rent. Still and all, progress is being made.
