Eviction Update...
Shocked. Shocked that I haven't had tenants banging down my door to pay their rent. Not. Three of three have not responded (for those of you keeping count, the 3rd is from my other company)
One tenant has not even removed the notice from his door and I suspect he is gone which is fine with me. I will be exploring that further today.
Court date is July 31st. Deep breath. If it was easy, everyone would do it.

Dawn A.: You may be on to something here. I have a noticeable record of "gutting" units in new acquisitions on their first turn-over. I always attributed it to purchasing older (70 - 150 yr) buildings, but perhaps there is a deeper psychological attribute :-)

Al Williamson - don't misunderstand me :-), I'm having a blast and the property is just oozing potential. This is just stage one (or maybe two) with sunshine and lollipops coming soon. Dawn A. - I love the analogy. Right after I empty the room(s) I'm going to strip the wallpaper!

Usually when I have to clean a room, I have to tear it apart before I put it back together again. Same thing with these tenants. Get rid of the riff-raff before getting in good-paying tenants. Good luck to you! Keep us updated on your progress!

Arun Chaudhary - define 'reason.' Yes, they received multiple notices. Yes, we personally spoke with each of them about the need to pay the bill. Yes, they all promised to pay and failed to do so on more than one occasion. Yes, after they lied about payment, didn't call to explain why the checks weren't in the mail and after they didn't respond to a final demand for payment, we made the tough decision. In all honesty, should have done it 10 days ago but I was on vacation and willing to go easy on the new folks who evidently had not previously been expected to behave like responsible adults. This decision will cost a couple of thousand dollars which will pretty much be my bottom line for July and August.

@Deborah_B That sounds pretty reasonable.Next time ask your agent to put a word in tenants ear about how you initiated legal action against your defaulters.That should keep them in check.

I am my agent... and definitely let folks know we are serious about this. The challenge has been with inherited warm-body tenants.
