Let's see...where was I?
10 units, 8 tenants... First of the month, zero rents...
As of the 22nd - 5 rents paid in full, one partial with the missing amount being from Section 8 while the property converts to my name. Just got the warranty deed yesterday so can start the application process. Prior owner would write me the check she received but I'm betting Section 8 will take it back and retro pay me so I'm not going to do that right now.
On to the two dead beats.
One paid rent late and after the first quit notice. 10 days later, check finished bouncing. Called up on Saturday 7/21 and said mail money order right now or you will be evicted. Called back and said "I mailed it I mailed it, so sorry." Today is Tuesday, no money order.
Deadbeat number two - "I'll pay on the 15th, no the 18th"... Today is Tuesday 7/23 and no rent.
On my way downtown to file eviction papers, will pay extra to have sheriff serve. Things are about to get exciting!

This isn't some utopian paradise where the concept of paying the rent doesn't exist. If some people detect the slightest bit of Leniency, they sink into their rut of sluggish thought and slothful action. It is time for them to wake up to reality.

Deborah B. you will have to be more like House (the television doctor) -- "Everyone lies." Appropriate name, "House", when dealing with tenants. :)

Dawn A. - let's see if I can actually type this time. I have done them before, average about one a year for the more mature company. Inevitably it is because I slacked on my standards or let something slide. I am determined to stop doing that! Most recently, I filed on a tenant that's been nothing but rent trouble. During the court hearing, she texted me she couldn't be there, would I defer (no) and she was giving her notice. We got the judgement but because she said she was moving, STUPIDLY - it's my operative frame of mind these days - I didn't get the writ for the sheriff to kick her out. Now the bailiff says I waited too long and I have to file again.

Thanks for posting again; this is like "Days of our Lives Real Estate Edition"! I wonder if those 2 tenants are thinking that you are a softie (or maybe like the prior landlord) and will let them slide. Have you done an eviction before? I've never done any (since 2009) and so I keep thinking that at some point, I'll have to do one since everyone tells me that's how things go. I keep hoping that I will be able to go a long time without having to worry about such a thing, as long as I keep screening well.
