Analysis Paralysis and the Big What IF
Over the last several days I have been running numbers through the Bigger Pockets calculator. I don't believe I have reached my goal of 15 just yet. What I have noticed is that several of the test properties I have tried in my area would have a very small margin for error.
How much cash flow would you want to make off a single family home each month? Well, all my numbers keep coming out at about 50$ in cash flow going by the MLS pricing. I could try and illusion myself into thinking my awesome negotiation skills (they probably are not that awesome) could somehow talk a price down a bit. However, I sold my house less than a year ago for a little over what I asked for it in less than 5 days, I know this market is not a good place for buying marketed properties.
I need to spend a little time looking up wholesalers in my area. See what options may present themselves.
Meanwhile my dissatisfaction with the results in my home area have sent me searching other distant markets, where my money will go a little further. I found an area I am interested in. I like the numbers and they seem decent. Be that as it may, it is in a different state and the idea of buying something that is not across town or with in a drives distance has me a bit concerned.
As always, I hope you continue to check in on what I am attempting to do. It is entertaining and adds a bit of performance anxiety by sharing this. What if I don't follow through? Did I really just read all these books and do nothing with it! I know the BP community will hold me to it.
Goals: Continue practicing the calculator, Finish reading "Buy, Rehab, Rent, Refinance, Repeat: BRRRR Investing" by David Green, then start on his book, "Long Distance Real Estate Investing"
Objective: Still need to share top 3 investment options, need to decide if long distance investing is something I am comfortable with.
* Share your thoughts on long distance investing along with what ROI / Cash flow you look to get out of a single family home with 3-4 bedrooms, 2+ bath, 1600-2000sq ft. I know there are lots of variables, but lets talk about them.
