I sat mesmerized, staring at the bigger pockets videos. Listened to hours of podcasts. Read through several books. Trying to wrap my mind around the concepts and the strategies. BRRRR, wholesaling, lived in flips. 70% rule, 50% rule, the 1-2% rule. Refinancing, hard money loans, and more.
For someone that had never looked into real estate as a way of life and investing, it was all overwhelming. However, persistence leads to progress, progress to success. I knew it was all possible. My only real estate deal to date was buying my own home, then 5 years later selling it for a profit of about $60,000 into my bank account. Today I see that was a mistake. It should have been rented out, then refinanced. I would have a passive monthly income and still had 60,000$ to spend. Live and Learn.
Yesterday, I decided to push myself past the easy and mostly free trend of watching and learning from videos and books. To progress deeper into the real estate world I signed up for Pro membership at Bigger Pockets. Financially committing myself to some degree. My goal now is to begin testing the calculator. Attempting to understand what numbers make a deal great, good or bad. Formulating the results from a variety of different markets.
I hope to continue to share my exploration into this world. Step by step as I progress further. Building a better understanding and attempting deals that I can share with you all. Stay tuned for the tales of triumph and the woes of defeat.
Goal: To practice testing numbers for 15 properties or more
Objective: Choose top 3 or so and share. Looking to get experienced opinions to help gauge my own understanding.
