Get Ready for the Ride!

Today was a very active day for me. I didn't get in my normal nap time or book reading time simply because I was too focused on the tasks at hand to stray away.

I was also luckily enough to do this today without my Monster energy drink :)

the great thing I realized about transforming a part of my business further east was the time zone difference. What would normally have to wait a few hours for me to get started here locally, I'm able to get done because in the mid-west, it's later and within normal business hours. 

The day started out fast paced and never quit. I placed an ad on Craigslist in the FSBO section advertising 'Owner Financing' and then went to work. 

I called back the mortgage broker I connected with yesterday to see if the two referrals contacted her. One did and she's a 'terminal renter', I don't think I have to go into that much. The other hadn't called her which is the one I want to call her. I called him back right after that and spoke to him. He currently owns two small franchises and this is his busy time, an excuse? maybe, but it's cool because I don't actually have a house to sell to him yet anyways so I'll gently nudge him for now. 

The phone wouldn't stop ringing with prospective buyers all morning. I felt like I spent more time calling them back than I was answering them when they initially called. I was able to answer a call from another mortgage broker that I left a message with. I spent some time on the phone with him briefly explaining what I was looking for in a mortgage broker. In not so many words, he said he didn't want my business unless he knew for sure it was worth his time. I won't go into details here but this is where I would have loved to record the conversation so you can listen.

I was able to sneak in a quick email to @GregHarris66720 and tell him to be on the hunt for some specific stuff for me. I think with his efforts in addition to mine, a deal is in the works sooner than later. I also called a realtor that he mentioned and that was pretty much a dead end which Greg did warn me about so no big deal there. 

The only upside was that I actually got a few decent prospective buyers today that have a decent amount to put down and are not too picky. I just have to make sure they're all going to eventually qualify for a mortgage. We'll see.

There is one deal I'm working on that I'm worried about spilling the beans on simply due to the past and possibly present curse of ruining it once blogging about it. I will tell you that it involves 4 units on a golf/casino resort just outside of town. The seller is highly motivated but I have a feeling he's not going to come down too much. He mentioned that the reservation manager at the golf/casino resort said that if the 4 units, which are on the #2 green of the course btw, were completely ready and furnished that she would bring us business at almost $300 a night and it would stay booked 70% of the month. Of course, you can't take everything a seller says so I'm having him connect me with the decision maker and if it's true, these 4 units are an amazingly smoking deal!!! 

We'll see where that one goes.

That's all for today. My day is over for now, time to be dad. I'll be back at the realms tomorrwo and if I've got anything good, I'll let you know about it. 

My goal tomorrow is simply connect with as many Realtors in the area as possible and do what I call 'cross-hairs'. I'll tell you about that later.
