Some Progress in Joplin, Missouri

I know I shouldn't be blogging about it because if you've read any of my previous blogs I usually lose a deal once I start blogging about it. This time it's a little different.

I would like to clear some things up, as you may read my blogs and posts in the forums you'll probably start to think I don't like Realtors and if that's what you think then you're probably right LOL!! Truth is I love Realtors and think they're great to have on your team. It is hard to find a good one and I have not done so yet in Joplin. 

I have connected with the local franchisee for HomeVestors in Joplin and She is way cool and I feel confident that I'll end up getting some deals from her. I hadn't heard from her in a few days but when I called and emailed her she responded which is a huge step in progress for me. She also just got her Realtors license and she said she didn't really intend on using it to become a regular agent but rather use it as a tool as an investor which is totally fine by me and think it's great. I don't know if I'll ever list properties with her only because I want to buy properties from her and she'll be wholesaling/assigning deals to me which is totally fine by me. 

I also chatted with a member here on BP that got an early release copy of my e-book and he mentioned that he used to practice law nearby Joplin and was going to put it out their to some of his former colleagues that I'm looking for a real estate attorney to have on my team out there. For those of you that know the importance of having a great attorney know why I'm looking for a great one and not just anyone. Hopefully someone happens from that, we'll see. 

Here's the cool part, if you read my last post I ranted and whined a little bit about not being to get any deals going and haven't got any calls from my efforts. Well this morning I did get 3 calls from sellers. Two of them were not even close to being good so I respectfully passed on those but one of them might turn out to be a good deal. She's going to get me some information on her mortgage later today so I can decide whether or not it's worth moving forward. 

I also spent a few minutes doing something that I would normally do to find buyers, however for this journey I'm not really looking to wholesale all or most of my deals but rather keep them so I'm actually the end buyer. What I do is go to the local newspaper(online edition) and I call all the 'owner financing' ads because guess who is usually offering 'owner financing'? that's right, Investors! 

So I called one and chatted him up, told him who I was and what I was planning on doing and straight up told him I'm not looking to send him properties but rather connect with him and build a friendhsip with him. 

It went great, we talked about a lot of really cool things, turns out he used to live in Tucson which isn't far from me. We chatted about the type of market(s) Joplin has and whats been working for him and why. All in all it was a great conversation and we're planning on having coffee next time I come through town. 

It's great to have connections with other investors simply because the more of you that you have in your circle the better your chances of succeeding will be. 

So now it's about noon and I'm done for the day. I think I'm going to watch some tv. and take a nap LOL!!

  1. ya, unfortunately I will not post any deals until I complete them due to my history of deals gone bad once I starting blogging about them. I'll keep ya updated once it happens.


  2. Congrats on the progress in Joplin. Glad to hear you finally have a Realtor that you are working with that seems promising. Keep us posted on how the progress goes. Any details on the one deal, or dose that jinx it more? Good luck.


  3. Good advice on calling owner financing ads. I never done that but will add to my bag of tricks.


  4. it works :) it amazes me that so many people ask, "how do I find buyers?" and there is like a million and one ways to do it. Most people don't stop to think that 'owner financing' probably means an investor is behind that.


  5. That's funny about calling on the 'owner financing' properties ... I did the same thing in Las Vegas (via craigs list) and ended up talking to an investor for almost 30 minutes last night. We exchanged contact info - probably nothing will come of it but it was great to hear another investor's perspective on the market!
