My Hiatus

So, I haven't been on in awhile, let me explain:

Well, I consider what I was doing before I stopped (temporarily) another good shot at REI. I was once again giving it everything and I don't know what's wrong, but things just never work out it seems. I looked at many houses but every single one had some issue that stopped me. What was mostly happening was this:

I look at a house, I estimate it, I do all the analysis and come up with a purchase price, and my agent says, "Investors can't bid on this until x days pass." and by then, they were purchased by what I'm hoping was home owners.

It felt unfair.

After looking at so many houses and not being able to do anything, my agent didn't want to really work anymore, and I can't blame her. But what the heck, I'm not exaggerating, there were only 2 houses I could bid on and I didn't want to because the repairs were massive, what I felt was out of my league. Like foundation repair. And also one where the previous own built on to the house, but did it horribly, and probably without permits, which I didn't want to touch. The rest were these, "Investor can bid after x days pass" type houses. And practically all the houses like that, were GREAT deals. Congrats to the home owners who got them. Me and my agent were literally writing up the contract and getting everything prepared to be signed the day it was available for investors, but they were bought up EVERY time.

Well, now after a little hiatus, I'm hoping all the houses on the market are different then what I was looking at.

[b]One question for you all,[/b] should I look at houses with the listing agent instead of my, "personal" agent who'd I'd be using to sell? Cause I think that is the best way of doing this so I don't have to keep using up my agent's time for what feels like nothing.

  1. First off good for you for not giving up and getting back in the game. First thing is if your agent thinks you are wasting their time and doesn't want to help you buy a place what are the doing to earn the listing on resale? Great that you are aware of the time and effort they put in but your goal is to get then paid, twice. One thing you can do if you are worried about wasting their time is not have them show you houses and prep offers you can't even submit. Personally I usually don't waste my time doing a desktop analysis of those type of places until the exclusive period is over. If your market is super competitive go see it last day of the exclusive period and run numbers so they can write the offer as soon as it expires.
