Atlanta GA Champions East Coast Housing Recovery with New Construction and Higher Prices than National Averages.


The Atlanta Real Estate Forum recently reported the good news that local home prices have increased 2% higher than the 7.3% national averages.  So a 9.3% increase clearly indicates that Atlanta GA is enjoying an economic recovery as well as a housing recovery. The forum also explains that any shortfall in the resale market will be made up by an increased number of new constructions to be undertaken by several building firms.  This building of new homes will be necessary to ensure that increased demand for home buying will be met with enough places for sales overall at least for the short term. 

S&P/Case-Shiller Home Price Index showed that prices increased in Atlanta GA by 0.30% in November – December 2012.  The market is strong and also shows that housing is recovering with Atlanta leading the East coast with above average price increases and Detroit, Denver, Las Vegas, Los Angeles, Miami, Minneapolis, Phoenix, San Diego, San Francisco and Seattle all also enjoying increases at more than average rates.

If economic and housing recovery continues within Atlanta, the housing market will become busier than ever.  Significant housing market recovery would mean that the cost of borrowing is likely to increase from the current almost all time low interest rates.  This will benefit individuals or firms who are accepting loans for investments.  Real Estate Agents will benefit from increased numbers of home value and sales.  Derived demand on housing rehab goods like kitchen and bathroom fittings and DIY tools will rise so DIY and their manufacturing suppliers will grow.  An upturn in the housing market will benefit lending institutions.  Simultaneously, lenders would benefit from declining mortgage defaults.  A recovery in the housing market will also help new construction if not enough resale properties are available to meet buyer demands.  Overall, the impact of economic and housing recovery will uplift the lives of individuals and will benefit business firms in Atlanta.
