

Satuday routine
Saturdays I have a routine since I began direct mail. I go to the gym, meet with sellers, check my PO Box for nixies, then go home and work on my direct mail list. It sounds pretty boring, but I enjoy it. As I was driving to my first appointment, I sat in my car hoping that the feeling of meeting with sellers never go away. I could get used to doing this routine every day.
I sent out 1127 post cards. 3 called back. 1 preforeclosure. 1 instate absentee. 1 out of state absentee. I can't do anything with the PF because they don't have enough equity in the house. The house has a balance of 161, the comps are in the 170s, and he is 9 months behind. If I pay to bring a house current, I need more equity. The instate owner wants to sell because she is tired of dealing with house flooding. The house is pretty good in the inside, but the outside needs work. I talked to her about the different options we give for buying her house. I will email her the options. The out of state wants to sell, but is very delusional on what the property is worth. It is a tear down. He's been trying to sell for almost 2 years on the MLS. The problem with his is he keeps quoting the Zillow price. I told him Houston is hot and if no one has bought his property yet then it is overpriced. He is very motivated and ready to move quickly. I will offer land value and either sell on the MLS or do new construction.
Last Saturday, I met a fellow BP member to discuss partnering on some flips. The meeting went well and we have been keeping in touch. My website is slowing climbing the ranks. I will send a purchase contract to one of my first callers. He will have 3 options to choose from. This should be enough to spark him to sell and stop sitting on the house.
