

Flooding
Today (04/18/16), it flooded like crazy in Houston. I got stranded at a gas station for about 1 hr and had many scares trying to drive in the dark.
I got only one call last week. The lady said she had a house she wanted to sell in another country. My first instinct was to hang up on her because I thought it was a scam. Her accent didn't help with my decision. In the end, I decided to continue the phone call because I didn't have anything else to do.
She eventually told me she does have a house in Houston, but is not looking to sell. She likes the cash flow from the rental properties and I talked to her about the benefits of seller financing. She said she would think about it. She kept telling me how nice I was and that the other investor she called hung up on her. It's a good thing I didn't do the same. Lesson learned: Always be nice to your callers.
I went to view one house that has been on the MLS for almost 7 months. I called the real estate to put in an offer, but she was not going for the price I had in mind. I most likely will not be doing that again since the sellers aren't motivated enough.
My website's SEO is climbing slowing. It's in the 50s and 60s, so I might as well say it is worthless right now.
1127 more postcards will mailed Thursday. I'm very optimistic about getting a possible property from the pre-foreclosure list. A lot of names have been filed and Shanequa will get at least one. Foreclosure activity must pick up during the summer buying months. My plan would be to bring the loan current, take over the payments, and sell via owner financing if there is not much equity. If the monthly payments are low, I'd keep it as a rental.
