

Countdown to June 1
I don't want to put the cart before the horse, but it looks like I finally have a deal. I am going to speak this into existence. She wants to sell now and close in June. Being a landlord to her daughter-in-law is too stressful and she's paying all of the bills. Yes, the tenant has been living rent free for years. The seller wants to close in June so that her grandson won't have to change schools. I have the contract already filled out. I will be emailing it to her to e-sign.
I'm glad she wants to close in June because it gives me time to get a title company and lender. After she signs, I will schedule an inspection. I won't have to rush.
I still haven't called the 2 sellers back from my last post. They aren't too motivated plus I told them it could be a while before I get an answer from the "board". I tell sellers I have to present packets to the board for approval and it can take a while to get an answer from them. This buys me time to run the numbers 25,000 times and really think about the strategies and end goals. I will call them next week.
My one site SEO is finished. At least that's what the guy says. I see some things have been changed, but I don't know anything about SEO. I'll have to take his word for it. My next step is to do off site SEO.
I'm thinking about nixing the evictions because I ordered 2,000 in state absentee owners. I figure a lot of the names will show up on the new list anyway. Some are on my out of state list and it's a hassle to cross reference the names every time. Maybe I'm getting lazy again, but I think it's me trying to work smart and not hard.
I really thought I would get more calls from the code violations. It could be due to me having only 21 names. So far out of state absentee has given me the most calls, but there are 2,000 names on the list.
