My time to shine is near

I sent out 1,132 postcards on March 10. I received 4 phone calls. It's still a bad response rate, but the quality of calls are getting better.  3 were from absentee and 1 was from probate. 

1 absentee wanted me to take him off of the list because he said the house was sold.  

1 probate said she was probably going to list the house with a realtor because she wanted close to market value. She said my company would not offer her what she needed and a realtor told her she could get multiple offers. I told her if I could match her price I'd call her back. Her price is too high so there's no point in calling her back.

The other 2 absentee calls are promising. One seller wants to sell for $50 a sq ft. My number comes out to $39. I'll see if he wants to meet in the middle. He also has a condo that he wants $50 a sq ft. Those numbers won't work because they are selling for about $40. Plus the HOA is too high. He could be wrong because he was wrong about the yearly taxes on the first house. I'm a little leary of condos because I've heard horror stories, but if the price is right I'd buy.

The other owner has a residential/commercial house. She has a price in mind because she said it was listed years ago and someone offered her that amount. The problem is there are no good comps. Nothing is selling in the area. In 6 months, 1 house has sold. In 12 month, there were a few more scatter here and there. I don't want to overpay due to a lack of comps. I'll let her know and will tell her my offer is low because of the lack of comps. 

I drove by the comp-less house today to check out the neighborhood. It's commercial. Not business suit type commercial, but oil stained overall type commercial. The neighborhood is a weird mix. The is no rhyme nor reason with the placement of the commercial and residential houses. I also went to look at a house I made an offer on weeks back. I sent emails, but didn't get a reply so I went to see if there were work being done to the house. The house still looks the same. He could have accepted another offer and the buyers are waiting to close. I called today and left a message. I also texted the guy who showed me the house. No reply back. 

My website is officially done. I have someone doing onsite SEO for me. Over 1,000 postcards will be going out March 24.
