Why should you buy multifamily properties when prices are HIGH?

You may ask why I just told people to sell, but in the next blog post I am telling people to buy.

SCARCITY

There are only so many good locations and good buildings that exist.

If you cannot create inventory, you need to buy the good ones when they are available.

Prices are high now, but it is maybe the only time that you will be able to get a big (30+ units) building.  Or a trophy property by WPI or on the West Side.

Smart landlords and owners only sell at a couple times:

What they perceive as the top of the market

When they die

When they can buy something better

The key here is you need to know what you are buying and have a plan to make it work for you long term
