15 Ways to Generate Motivated Seller Leads: #6

Where it on your sleeve and OPEN your mouth!

Truly, one of the best ways to generate motivated seller leads is to talk-talk-talk about what you do, who you have helped, and why you love what you do everywhere you go.

We have a monthly challenge in our office to generate short sale leads simply through casual contact.  It is not uncommon for a team member to meet a distressed seller or friend or relative of a distressed seller in the check-out line at Wal-Mart.  Recently, I went to my dentist and started talking with the technicians about the market.  Forty-five minutes later I walked out with sparkly teeth and two listings.

One in four homeowners are stuck in an underwater mortgage.  One in five homeowners are facing foreclosure or potentially imminent foreclosure.  Statistically, you have the odds in your favor that you will encounter someone or someone who knows someone that needs your short sale expertise simply by introducing yourself to people around you.  You cannot generate leads from casual contact by osmosis.  You have to speak up!

The key with this type of marketing is to get the contact information of the people you bump into.  Do not hand them your business card and rely on them to contact you.

I am known for never carrying business cards on purpose.  This way, I open the door for getting their contact info so that I can send mine to them.  Always get email and at least two contact numbers.  When asking for email we always promise to respect their email and not send them countless unwanted messages.  If the person you meet is not the person needing your help but they are referring a friend, get them to give you the friend’s contact info.  Do not rely on them to forward your info for you.

We have training sessions all of our team members are required to participate that help them effectively convert casual contact to listings.  By far, this type of marketing is the least expensive and provides the added bonus of building team momentum.
