Become the landlord ambulance chaser in your area. Frustrated landlords with underwater investments are a great source for short sale leads. Many are stuck with properties that need excessive repairs. Many have experienced lost rent that has caused them to be in arrears. Many others have simply fallen behind or will imminently hit default due to falling rental rates in the area keeping them at a monthly negative net.
How do you find frustrated landlords? One easy source, haunt classified rental ads. But here is a newsflash for you….You do have to call them and have a conversation. We will start by offering to find them a tenant and or offer a lease-purchase buyer from our buyer’s program. During the conversation we will commiserate about the market and build trust as a fellow colleague. Those that need to sell or are thinking of selling will open up and talk.
If they want to unload an unwanted property, we pull out our short sale knowledge and make them an offer.
What about the landlords that are not in mortgage trouble? We ALWAYS ask for a referral. Every investor knows another investor that may not be as lucky. Even novice landlords may know someone in their network of friends or in their neighborhood who could use your short sale expertise. Get them to give you the email and the property address of the investor or person they think may need your help.
Building your investor buyer list is a giant advantage to this type of prospecting. You are bound to run into large inventory buy-n-hold investors or even novice landlords that would like to acquire more property,
