How to Apply for a Title for a Mobile Home

Some of the homes we buy either do not have a title because it was lost or never transferred correctly so the owners do not have to pay the taxes on the home, lots of the time the titles are never transferred correctly and then the only option you have is to try and jump through the hoops that the dmv requires to get the title in your name, some of these titles are so bad you will have to just apply for an abandoned title because you can't find the original owner so you can get them to sign over the home, I once had to get the previous owner to give me power of attorney to straighten out the title with the dmv to get the home in my name, man that was a huge mess and the funny thing was it was caused by a park owner company that did not transfer it then their buyer did not transfer it either and that left me with a problem to solve to buy this home. 
Ive had people at the dmv tell me not to buy the home if you don't get a title because for the most part they are worthless without a title, I found out this is not true because you can apply for an abandoned title but the only issue with this is it takes about 4 months to be able too apply for the new title and that gives you just enough time to rehab the home so it will be ready to go once you get a new title.
