what happens when the tenants can't afford to pay
This is bound to happen to you if you purchase any kind of property to rent/sell, how you react to their issues can determine if this tenant will be successful in being able to fulfill their obligation of paying you monthly to become a homeowner or if they will stay in your property as a tenant. If they are truly having money issues I would try to help them by giving extra time to get their payment current or by putting a payment on the end of the loan. One of the largest expenses as a landlord are evictions due to non payment, its much better for everyone involved to try and remember that life happens to people everyday and you will be a much better landlord if you try to work with the people that you put in your homes versus just going to court to evict them, it will look much better to a judge if you must evict if you tried to help the tenants by allowing them extra time to straighten out their issues. In the times we are living in today there are most likely lots of payment issues happening to people that are beyond their control due to covid 19.
