getting the correct paperwork if you are selling or renting

Now is a good time to get your paperwork in order
if you are going to rent the mobile home please go to a local investors club in your area and join the club to get their lease, do not get them off the internet because they will not protect you from the issues with tenants.
If you are planing on selling on terms go to a local attorney with the paperwork you want to use, they should be able to give you the ok on the paperwork side, if they don't like your paperwork then have them draw up proper paperwork for you, yes it will cost some money but well worth it in the long run.Some of the paperwork I would recommend a smoke detector check before tenant moves in, if you are selling on terms I would fill out a check list of the condition of the home when they buy it, if you are renting I would recommend taking pictures in every room of the home to show proof of condone when they move in.
