What happens when you get a home back that you sold rent to own?

Lucky me I guess until you get inside the home to see the damage that was done to the home.
I took possession of a home that I sold to a lady in Roanoke about 2.5 years ago, she had a hard time paying during covid and got behind on her payments topped off with many health problems and this made it impossible for her to pay her home payments luckily the last 2 months she was in the home she worked and paid the house payment then she decided that her health issues would prevent her from working any longer and she would move in with kids and give us the keys to the home.
This should of been a easy resale until we walked in the home and realized the mess that the tenant left us, the joys of Realestate never surprise me anymore but this is what we found upon closer inspection:
leaking water heater
door jamb in the bathroom off 
toilet leaked on the bath floor due to being installed by us not touching the wax ring 
leaking water line under the home 
metal gutter blown off on the ground
metal trim piece blown off behind the home
mold damage on the ceiling that was caused by me when we originally sealed the roof and I assumed wrongly that the roof vent was leaking and we sealed it shut, note to self don't ever cover vents on the roof this caused mold from condensation inside the home and this was an expensive repair from removing damaged sheetrock and installing a new vent on the roof.
the home was infested with roaches 
WHAT A MESS IT WAS
