Reasons Why You Would Not Invest In Mobile Homes

this is a short list I am sure there are more 
1- everybody assumes mobile homes do Not appreciate in value over time 
2-they are very easily damaged by the tenants so more repair costs over time 
3-you can Not refinance to pull out your money if you want to do the BRRR method
4-the windows in mobile homes are not good for colder climates since they let in lots of air 
5-they are not insulated the best for colder climates 
6-if they just have an electric furnace in them it will run up the electric bill as most tenants already understand living in rental properties currently
7-normally the people that rent or purchase MH's have lots of life issues as do most people
8-if you buy a MH in a park you will need to be qualified by the park before purchasing and follow rules as long as you own the home, lots of investors or just people in general don't like rules
9-Mh's are easily susepible to the animals if you allow the insulation underneath to become compromised
10-they are viewed as a giant tin can by most outsiders because of the metal outer shell, they would be correct with that view 
11-moisture under the home can be a real problem if you use typical skirting options
12- duct work collecting everything known to man because they are in the middle of the floor can also be a problem
13-holes in the metal siding can cause major issues inside the home if not repaired promptly
14-if you plan on using todays modern furniture that can almost be as heavy as your car or at least it feels like it carrying it I would suggest beefing up the floors underneath the homes
