Is It A Good Idea To Buy A Mobile Home In A Flood Plain

The answer to this question most of the time will be no now let me explain the reasoning behind this and my real life example of why you should not buy a mobile home in a flood plain.
We paid 500 bucks for a home right beside a creek in our area and the home needs lots of work but what has caused all the issues is the park owners power pole was bad and needed to be replaced, in my area when you do this you will need to have an inspection done and get the work approved. This is where the issues start and why most people do not want to deal with any inspectors but sadly we did. not have a choice.
The park owners pay a licensed contractor to replace the power pole and once they go to have it inspected we find out that the park is in a 100 year flood plain and because of this the park owners will need to do whats called an elevation study to determine if the power boxes are high enough on the pole to not get wet if the park floods again. Let me say we already knew going in this park was in a flood plain and could cause issues but I like a challenge but in this case it may turn to be a lose but we will see, so now we are waiting on the park owners to do the elevation study, this is an ongoing process and I will update you with the progress if any as things move along, something else I want to say if the park owners do not proceed with the study these issues will render their park useless for any future because of maybe not being able to bring in new homes or work on the old ones.
The only way I would ever buy a home in a flood plain again would be if you do NOT have to touch the home and can sell or rent it like it is.
