Title Issues That You Could Face When Purchasing A Used Mobile Home

When you are considering purchasing a used mobile home you need to make sure you will be receiving a lien free title from the seller, look at the title they are giving you and check the name on title and verify this is who you are buying from and also check the vin number to make sure the number on the home matches the number on the title, if you can't find the vin number on the home a good way to check it is go to the DMV website in my state and look up manufactured homes then proceed to type in the vin number in their portal it should then come up with the correct age and manufacture of your home if not you are going to have a problem receiving a title for this home.
Some recent issues I have saw with titles is the most recent home we rehabbed and sold, the seller had never bothered to transfer title into his name and the company he bought the home from never bothered to do this either, this created a situation where I had to get power of attorney from my seller to transfer the home into my name since you are not allowed to skip title or have gaps in ownership in my state, thankfully I was still in touch with the seller to get this taken care of, there was also another option available I could have applied for an abandoned title but this would have taken 4 months to receive a new title.We are currently working on another title issue with one of the park owners we work with that somewhere along the line the DMV issued a title on a home with the vin number of a home that was sold to someone else, still waiting to see how this turns out.
