Finding and working with property managers in the mobile home space

Finding them is the easy part getting them to let you work in the parks they manage  is a another story.
You can advertise with signs that you buy mobile homes and wait on the parks to call you, you can call the park directly on the phone and my personal favorite you can drive the parks that you want to work and talk to the manager face to face plus you can also see the park in person to know if its a park you would want to work in.

Putting out the signs does work it just takes time for people to call you and build your contact lists, if you are going to use the signs I would put them very close to the parks you want to work in because the managers will see them when they leave to go home and if they have a problem tenant which we all know they have tons of them hopefully they will call you.
Calling them directly on the phone will get you in some parks, lots of parks have signs up with management phone numbers on them, just drive to the park and get number off the sign and while you there drive thru the park to see how it looks.
My favorite is going to speak to the manager in person, since the majority of the parks are still mom and pop owned most of these owners want to see who they are doing business with. I know I said you were doing this to meet the managers of the park but after you meet the manager and you get to work in their park if the owners are local lots of them will want to come out and see who the new rehabber is that is working in their park, remember this is a relationship and people business, if you want to make money in this business you need to sharpen up your talking to people skills.

You can tell early on if they want to work with you or not, one of the biggest red flags is when you turn in your paperwork and have to wait weeks to get a reply do NOT work in this park because they will do prospective tenants in your home the same way, they obviously do NOT want you in their park if they can't do a simple credit/background check in a few hours 

Another red flag is if they won't take time to meet with you, if they won't meet you the park has hired a bad manager and they are not into dealing with tenants, or when you set up an appointment to meet them and they keep putting you off.

This is a short list of some of the issues I have experienced in the past.
