Am I being lazy or smart with this strategy?

So I currently work at Western Waste Services in Jerome Idaho and I have been here for years as of August 30th. I have recently started to ask the drivers not only the front load but the side load people as well who actually go out and pick up the auto carts for each customer that we service for our company, to see what houses are out there that either have a for sale or for sale by owner sign or if the house looks like it is in a state of disarray and needs repaired or there's nobody living in it at all. I simply asked whether or not it is a good or effective strategy by utilizing the people I work with and having them tell me where these houses are covering a huge area everything from the east of us over by Oakley Hansen and Murtaugh to the very west of us such as Hagerman Wendell and Bliss and everything in between heading north over by Shoshone parts of Hailey Sun Valley and of course South we even go down into jackpot enter jarbidge Nevada. With how big this company is growing it just seemed logical to me to have these other guys report back to me what other houses that they see out there while they're doing the route and let me know the addresses which I will then turn around and look up the information for can I find out who is available if they're willing or in the market to sell their house basically creating these bird dogs and utilizing a system that's already out there that's seeing these customers every single day and all I got to do is just call the people find out their number from the local tax office or census bureau or even real estate commissions office and finally my local ria meetings and call the people, find out if there is a deal there or not, and then setup a day and time to look at tue property and see if its worth buying! Free. No mailing and no advertising just word of mouth and eyes checking out houses reaching a span of 300 plus miles of southern Idaho. My goal is to find out who the big dogs are that are into single family homes, mobile homes, land itself and of course the rental market and get in touch with them so they can profit from it as well! 158 podcasts down and not a single deal yet but I will prevail alone and or find a partner in the process and get my business started!

SO.... Effective strategy or not worth pursuing? Granted this is only the first day of chatting with these folks at my work and ill give it 6 months before I let it go for contacting people for buying and selling their houses.

ALSO. I think ill be doing a huge amount of work for the due diligence for making the call and negotiating the house along with actually taking a look at it then wanting a second opinion on it with an actual broker and confirm the value of thw house before making up an offer for the true value of the home and not the inflated retail value the market seems to want to throw on some of these properties.

  1. Mathew id like to hear how this works for you sounds like a great idea, my Roomate used to own the local garbage company (his parents)  seemed like he always knew everything going on around town mind you it was under 30,000 but still.

    Any suggestions on how to get acquainted with locals that work in the industry?
