New investor taking action!

so I tried to go the conventional route and get pre-qualified for a loan of at least the $230,000 purchase this house even though the contract I'll be signing is 200000 for this seller. According to my credit score of course my TransUnion is 632 my Equifax is 617 and my Experian is 577 and that puts me in a position where I'm not able to qualify for the loan and of course I don't have any money in savings I don't have any kind of reserves and the stuff that I do have only $70 invested in gives me a return to $5.35 so far. I will say that I'm at least proud of myself to taking this steps to see what could happen and where I can qualify for as every Journey Begins with one step forward in the right direction and now I know that this route of getting that First Investments in the bag it's not going to happen on my own with a conventional loan. I of course initially thought that it would all work out to where I can get the loan of $230,000 only pay the $200,000 for the house and that extra 30,000 or whatever is left would pay for the closing cost and get my other debt gone and out of the way and then after 2 years living in that property it would appreciate for sure and I could sell it for $240,000 or more and then take that money and put it as down payment on my next property and just build from there. Now of course I have to question and  wonder whether or not if people are able to do as the saying that I read before among these forms such as if you give me my terms I will give you your price type of situation meaning if I do get this house under contract of a 200k is there someone willing to help me out with that $230,000 loan so I can cover all of my costs down payment insurance and all of that as basically a guarantee that with my current income and my wife's income that loan can be paid back within that two or three-year. Because of the appreciation of the house it's a turnkey property it's a great investment the great house that we could live in or even use it as a rental property. It is close to the College, close to the high school and in walking distance to the Canyon Rim and base jumping as well as our large convenience store such as Walmart. It looks like a slam dunk deal but of course to huge of a risk for people that do have money try to help me out with this.

UPDATE MONDAY SEP 9TH

I contacted the real estate acquisitions manager With st Luke's and they're not interested yet but could be in the near future.

I called the coldwell banker mortgage department and got to speak with a broker, Heather, that agree giving her the information on this property and the highlight points such as rooms, Amenities, bathrooms and location plus the lot size that includes a backyard, makes this place an ideal property rental for the college kids to have a room at 500 a door and make 2500 in rent alone! (Based on her rough analysis) then she said that this could go for 260k! That's a stretch but for sure worth it. In less than 3 weeks the house will be ready and appraised again for absolute certainty of the value, ( which even in March when he had the guy evaluate it then it was a proposed estimate of the same thing for add-ons 250 to 260k range!)

THIS is now posted in the market place but the issue is that there are not many other listings In the Idaho market place.....

I have to call the man in charge for making the purchasing decisions with the csi student housing and see if this deal can go down! 

I've talked with a private lender and would consider the possible assistance with buying the place with me if it did in fact make the 260k Mark! 

Point is that I'm trying and I'm doing something instead of nothing. I'm still burning through episodes of the podcasts everyday and I'm up to 130! 

I did in fact get a hold of Jeff Harmon who is the real estate purchasing decider for the College of Southern Idaho and he said he would take down my information but right now is currently not into another property just yet but I'm still hopeful and I will call other facilities and find out who would like to take this off my hands.
