Getting Leads from your Website

You can attract buyers and sellers by creating a professional and informative website.  Websites are important as it helps you establish credibility.  When you are advertising yourself, people will ‘google’ your name to find out information about you.  If this search leads them to a professional and informational website, then you will begin to establish credibility in their eyes.  This credibility leads to trust, which is the cornerstone to a successful transaction!

WarningBe aware of what you put on social media pages, such as Twitter or Facebook.  Obscene quotes or funny pictures may cost you opportunities for real estate transactions if homeowners research you.  While drinking a bottle of tequila out of a cowboy boot dressed in a toga riding a mechanical bull may have been fun at the time, a distressed homeowner may use this picture as evidence against giving you the deed to their home!

An informative website will have a landing page with basic information, an 'about us' page lending credibility to the investor or company, and a Frequently Asked Questions (FAQ) page.

When creating a website, it is good to give something away in exchange for their contact information.  Generally, the easiest item to give away is an eBook on a topic related to your strategy.  For example, if you focus on ‘subject to’ transactions, you may want to have an eBook that discusses this strategy by advertising how a homeowner can sell their house quickly.  If you focus on short sales, you may want to give out an eBook on ways to avoid foreclosure.  

Not only will you obtain a potential customers’ contact information, but they will be more educated when you speak to them.  Plus, if you’ve authored the eBook, you will have even more credibility when you meet and present.  All of these bonuses will assist the investor when it comes time to present to the homeowner.  

Finally, it is a good idea to set up auto responders for those who provide their information in exchange for an eB00k.  Personally, I like to create my auto responders from information based in the FAQ portion of the website.

By having a professional and informative website, eBooks, autoresponders, and an about us page, you will put yourself in the best position to capture contact information from distressed sellers.
