Getting Started With Foreclosures

So I'm still struggling with a VERY limited marketing budget. That's okay, where there's a will there's a way, right?

One thing we all hear over and over again is that "you either have time or money". In my case I am working with time. For marketers who have more financial resources, they can use more of a shotgun approach when targeting prospects. For marketers like myself who are more financially challenged, we can invest our time in building a much more targeted list.

The most common targeted list to build with very little cash comes from 'driving for dollars'. I have started with that technique and I continue to build my list regularly.

What I am adding to my efforts is working on foreclosure prospects. I know that is a very heavily marketed to segment, but my intent is to spend a little more time on it than the bigger companies can.

What I'm doing for now is visiting the recorders office weekly. I am able to see the recorded Notices of Default (NOD) in real time. My hope is that I can get some mailings to these prospects before the other guys get to them. I have three letters that I will send to them weekly early in the foreclosure process and I will send another set when they are four to five weeks from the auction.

In the coming year I am also going to do some door knocking. I'm not gonna lie, I'm a little terrified of the idea, but I know that ii's the best way to separate myself from the crowd and hopefully build some relationships with the homeowners.

I'll keep trying to dial this process in and keep everyone updated as this plays out.
