Where I am so far... November 2018

A couple weeks ago I spent a few minutes introducing myself. This week I'm just wanted to touch on what I have done so far. At this point it isn't much, but I am doing what I can. 

I guess it may also help to include a starting point. I have had a strong interest  Real Estate investing for several years. For some reason it kind of took a back seat to my day job. Then around March or April of 2018 my interest peaked again. Finally, in July/August of 2018 I decided to get serious and really go for it.

I didn't have any real budget, and had very little time. But I did have a little of each and have decided to invest what time and money I do have. So here is where I'm at and what I've done...

First of all: Education.

I have been consuming all the information that I can. From reading books, to listening to podcasts, to watching webinars. Oh yeah, I also attended the Than Merrill (not really 'free') Real Estate investing workshop. So far what I have found is a lot of the information is very similar. That's good! That means none of us has to re-invent the wheel, we just need to do something... Right?

Second: Taking Action.

As far as taking action goes, I have started in two areas; online marketing and direct mail/'driving for dollars'.

Let's start with online. The first step many of us think about when starting a business is a website. It just so happened that right when I was getting serious I had a week off of work for medical reasons. I didn't want to waste a week just laying in bed so I spent much of that time building and fine tuning my website.

Now, I am no web designer by any stretch of the imagination. But with all the web building sites and templates out there today, anyone can get something started. That is what I have done and I will outsource that as soon as I can - but it's a start.

Next, let's talk direct mail/'driving for dollars. I have concentrated my efforts on a small area a couple square miles or so that is centrally located. The area is mostly similar in house size and age, but more importantly, the rehabbed homes should sell for around $200,000.00. That is a very fast selling price point in the Tucson market at this time.

So, what's next?

For now I will be continuing with what I have been doing. I have had some small successes as well as a potential first deal in the works. I will elaborate on that deal later once it it completed.

Also, I have been taking my Real Estate pre-licensing courses. I have completed the school portion and just need to pass the state exam (and pay fees, of course). I'm not 100 percent sure how I will use my license, but it will give me some options as I move forward.
