Secure 2018 should be the hashtag #secure2018

*rambled thoughts*

3 months ago I was at the "5 yard line" on this duplex deal.  Well it's been 3 months now, and I still have NOT closed.  I'm a changed person.  What I've learned in these last 3 months aside from being patient beyond believe is that there are a slew of things that I didn't know when purchasing a property, and quite honestly what stands out the most to me is before beginning anything - - - -engage several contractors.

Not 1 or 2 or 3, but 5.  Why? Because they can slow up the process.  The process with the bank, you, your goals, EVERYTHING!  Specially if you have a 9-5 like I do.  Contractors are perhaps under this impression like they're doing you a favor and you're not going to pay them.  I struggle with this notion.  

What can I do, but continue to plug through.  I'm sure I'm not the first nor will be the last.  I found this one hungry contractor who has not disappointed me as of yet.  The guy returns texts and calls.  Now you may be saying to yourself, wait "what do you mean he returns texts and calls?"...exactly what you heard.  Contractors in my experience of 6 months in REI are probably the most irresponsible human beings or at least top 5.  In any event, I'm ready to close in 2 weeks (!)...

Additionally, I'm working on another duplex deal which I intend to rehab as well with this new found contractor (so that's 4 units in about 5-6 months).  I saw some of his work and I really like it.  I will be taking him to breakfast and have taken him out for coffee lol I have to keep this guy close and happy. He's hungry humble and good.  I will slowly build my team and continue to buy homes.  I'm already looking at a third, but mostly interested in a 4-plex...*crossing fingers*

I have to secure this year and acquire 10 units...It's only January lol...I told ya'll I'm impatient.
