At the 5 yard line...

Hello fellow investors, flippers and whatever we want to call ourselves these days..

Wanted to share where I am on my path being I have no written on here in a while.  So contracts have been signed, and now I'm attaining the mortgage through a lender.  I don't foresee any issues, but you just never know nowadays (crossing fingers)....

This is a duplex that I intend on managing my self.  First and last time I'll do this managing. Why?  Because I'd like to be in the weeds and thick of things to start.  In my humble opinion it's the only way I tend to learn.  No to mention I can walk into a room and pretend I know what I'm talking about lol...

In any event, I'm already looking at my next deal...a 4-plex.  This one needs a substantial amount of work (like north of 70K worth), but in my mind worth it, because of the low asking, not to mention it has  a decent CoC return, a bit low in % for my criteria bc of the rent, but not far off.  I figure I rent for 5-7 years, and trade up for a bigger property with more units...perhaps 10-12...I will be a bit less aggressive in 2018, as I intend on moving perhaps house hacking (most likely LOL)...to keep my expenses low...as I continue on this quest.
