Advice on finding a partner to convert my home to a rental

I'm looking for advice on converting the 4-bedroom home I now own with my partner to a rental property where I'd be living in the house and getting 3 roommates. My partner and I are ending our relationship and she would want to be bought out of her share. The house is a Victorian built in 1890 and in great shape with much of the original wood trim (coffered ceilings) etc. We're near Clark University as well as other schools to finding roommates would not be difficult.
