Former visitor looking to invest in Peoria IL

So I used to work for a basketball tournament that played in Washington IL every year and so I often visited that town plus Peoria. I have always been fascinated with Peoria, though I’m not sure how investor friendly Illinois is. And now I see it mentioned here and in newsletters as an up and coming place.

I’m a huge fan of industrial neighborhoods and buildings and it has a cool little district.

I have two interests.

One is a mixed use building in the core or downtown, but as a remote investor, concerned about lengthy vacancies.

The second is a long term play. A small house or duplex for my grandson, a set it and forget it type of investment. I won’t be touching the cash flow for many years, just looking for rent stability and some growth.

Any thoughts or advice?
