I’m an out-of-state investor currently looking at a specific property in Kansas City, MO, in the Eastwood Hills East and Coachlight Square area (northwest of Raytown). The numbers seem promising on paper, but I’m hoping to gather insights from locals or experienced investors who know the area well before moving forward.

One thing that has caught my attention is the rental landscape. While researching, I noticed several similar properties in the area listed on Zillow Rentals, with some sitting for 10 days, 30 days, and even 100+ days. This makes me wonder about the demand for rentals here. Is this indicative of a slower market, or could it be due to issues like pricing, property conditions, or tenant quality?

I’d love to hear your thoughts on a few key points:

1. What’s the general vibe of Eastwood Hills East and Coachlight Square? Are they good areas for rental properties?
2. How’s the rental demand in this part of KC?
3. Are there any red flags or challenges specific to this neighborhood that I should keep in mind?
