You do need to have a solid PM, you can attract not great tenants. I would factor more vacancy as you might get more turnover compared to other suburbs. 

Yes , 64129. The street is Byrams Ford, i'm bveing told its closer to a B by my broker. It is near 2 schools and a church, which look nice. The PM group I'm using do great work, per reviews. Thanks for the reply

I’m an out-of-state investor currently looking at a specific property in Kansas City, MO, in the Eastwood Hills East and Coachlight Square area (northwest of Raytown). The numbers seem promising on paper, but I’m hoping to gather insights from locals or experienced investors who know the area well before moving forward.

One thing that has caught my attention is the rental landscape. While researching, I noticed several similar properties in the area listed on Zillow Rentals, with some sitting for 10 days, 30 days, and even 100+ days. This makes me wonder about the demand for rentals here. Is this indicative of a slower market, or could it be due to issues like pricing, property conditions, or tenant quality?

I’d love to hear your thoughts on a few key points:

  1. What’s the general vibe of Eastwood Hills East and Coachlight Square? Are they good areas for rental properties?
  2. How’s the rental demand in this part of KC?
  3. Are there any red flags or challenges specific to this neighborhood that I should keep in mind?
  4. This will be a true turnkey investment, so any insights there as well are greatly appreciated!

I’m excited about the potential of this property but want to make a well-informed decision. Any advice, local knowledge, or insights would be greatly appreciated!
