Insurance with househacking
For the folks that have househacked a multi-unit property, did you have to get only a homeowners policy, only a landlord’s policy, or homeowners for the unit you lived in and landlord for the other unit(s)?

From the prior info it appears that you will be purchasing a multi family property and renting out some of the apartments and possibly room(s) in your unit. As an owner occupied 1-4 family dwelling the policy I would normally use is a Homeowners policy. The policy would cover the building, your contents (not the tenants), your loss of use, the loss of rents, detached structures, in the event of a covered loss. There is also coverage for Liability under the policy. Without knowing the exact situation, property, etc. I cant get into the proper limits and coverage. I would suggest discussing the following with the agent; Personal Injury Liability, Service Line coverage, Equipt. Breakdown, Ordinance & laws, cyber,... Also, have them check with any restrictions on the room rental vs the unit rental. Some companies will have limits on the # of boarders or the duration (ie Air BnB).
