Best insurance for CA single-family rentals (and other states?)
Hi! I never thought I'd have this kind of "luxury problem," but I now have rental properties in three states--CA, OR and SC. The SC and OR properties are insured with local companies there and that's OK, but I need to insure two CA single family homes. State Farm, where we started, won't write new Dwelling and Fire policies. Where would you send me for the CA insurance? Where would you send me to perhaps put all of these rentals with one nationwide company that would give me a bundling discount? Thanks in advance.
And a small PS-- The CA buildings are old but in high-value neighborhoods, so most of the insurable value in these properties is in the land, not the buildings. That means we might enjoy getting a year's worth of rent if those were destroyed, but otherwise I'm not sure it makes sense to go all out and buy flood and/or earthquake insurance for them. Does this influence your decision about where to insure these and what kind of policy to choose?
