Why are TX landlord insurance quotes so high?

Hey guys! I received 2 quotes from Fort Worth, TX local agents, and they are about 1250$/year!!! Is this how much you pay for a landlord insurance in Texas?

Coverages with 1% deductible with insurance company called "ASI Lloyds"
-dwelling: 120K
-other structures 12K
-contents coverage 5K
-liability 300K
-loss of rents 24K
-medical payments limit 2.5K

Without liability coverage quotes are between 550 and 700$/year. But I HAVE TO HAVE liability coverage.
Any recommendations?
