Insurance Help - First Property

Hi BP,

Buying very first property EVER in Long Beach, CA - duplex non-owner occupied. I'm shopping for insurance and just not certain what kind of coverage I need. 

I'm doing a 3-4 month rehab so much of the property will be upgraded. Do I need some kind of special insurance for the rehab? Adding a lot of value so is it worth it to get it covered for full market or purchase price?

Then once rented what kind of coverage is necessary as landlord? Is it easier/cheaper to just get a homeowners policy at first and then add a landlord rider? 

Thank you for any recommendations on necessary coverages and insurers who service Long Beach.
