Owner Occupied Duplex Insurance

I know this topic has been visited often in the past. I've browsed the forums looking for advice, but every situation is different and I haven't been able to find information that pointed me in the proper direction. I am purchasing a duplex that will be owner occupied. I have been shopping for insurance and have been quoted many different types of coverage and have been told conflicting information.

I am buying a property in Lincoln, Nebraska. I guess I was wondering if anyone had any advice as to purchasing insurance in this type of situation. Would I be able to use homeowners policy for the whole property, should I consider a homeowners policy for one side and a landlord policy for the other, or should I just have a landlord policy for the whole property? Are there any endorsements I should consider? What would be the most cost effective method while also providing me with proper coverage? What have you done in similar situation? If you are from the area, are there any brokers you would recommend working with? Thanks for all your help.
